RENTAL PROPERTY MANAGEMENT OVERVIEW

We begin by providing a free property assessment and creating your property profile, focusing on effectively marketing your property to the right tenant. A seasonal maintenance plan is developed and we allow owners input on their preferred contractors and services. We handle all tenant communication, property maintenance requests, collection of rents and security deposits, ending the tenancy and if necessary taking action against tenants who cause damages to a property.

LEASING

Over the past 2 decades we’ve dedicated our efforts to crafting the perfect proprietary residential lease agreement. This agreement adheres to the regulations set forth in the Yukon Residential Landlord Tenant Act, ensuring property protection and risk reduction. It also incorporates insights from decades of distinct scenarios in which our property managers have directly observed and resolved.

Our rigorous screening & selection process helps us identify responsible and reliable tenants, reducing the risk of late payments and property damage.

We are the only company to our knowledge that schedules a pre-move out inspection with each tenant prior to their departure, to ensure that they understand their responsibilities and requirement to return the property in the pristine condition that it was rented in. We forecast any maintenance and cleaning needs that the tenant may be responsible for, and schedule a crew if needed to ensure your property has no delays in securing a new tenancy. Through our “No Lapse In Rent” policy, we guarantee optimal value for our clients. This approach also encourages positive tenant engagement, motivating them to take proactive steps towards concluding their tenancy on favorable terms.

INSPECTIONS & MAINTENANCE

We offer state-of-the-art property inspection tools that truly set us apart from other companies. Every tenant placement and move-out process is meticulously documented with a photo report containing a minimum of 50 images throughout the property.

Additionally, we conduct biannual inspections to ensure proper oversight of the tenancy and to ensure maintenance needs are documented and handled. These include proper functioning of smoke and C02 detectors, heating systems are operational and maintained, winterization items including water bleeders, heat trace and circulation pumps are switched on for the winter, along with reporting maintenance needs and reviewing repair recommendations with the property owner.

RESIDENT CENTER PORTAL AND DIGITAL PAYMENTS

Our portal can be used by both tenants and homeowners, and is a secure platform that can be used to submit general inquiries and maintenance requests. Tying in directly to our property and task management software, we never lose track of a request, maintenance task or payment.

Rent payments and landlord disbursements are processed automatically and deposited directly into the homeowner’s bank account monthly. Strong financial records ensure that tax time is a breeze as homeowners can easily log-in to their Resident Center and generate financial statements. We can also work directly with bookkeepers and accountants and provide records, and invoices in the event of a tax audit. We have a registered non-resident tax account and we can accurately remit any required source deductions and prepare Non-Resident NRK slips and statements for non-resident property owners.
